Real Estate will be sold at live and online auction at www.walkerauctions.com.
Property is selling in “AS IS” condition. Buyers are encouraged to inspect to your satisfaction prior to bidding. Open House and inspection will be held on Saturday, July 20 from 10 am – 2pm and Sunday, July 28 at 2 pm-5pm.
A 10% Buyers Premium will be added to the last bid to determine the contract price.
The properties will first be offered in individual tracts. After bidding is completed on the individual tracts, buyers will be offered the opportunity to combine tracts or buy as a whole, if desired. The auctioneer will determine the best bidders and will sell accordingly. Purchase Agreement is posted on website for review prior to auction close.
In order to bid, a potential buyer must have a letter from their bank guaranteeing the deposit to be good. Successful buyer will sign a purchase contract and submit a non-refundable deposit of 10% of the gross sales price immediately after the auction concludes, which will be held in Escrow by the closing attorney.
Closing will take place within 30 days of signed contract unless otherwise specified. Hornsby Law Offices of Bolivar, Tennessee will handle closing.
Property sells subject to owner confirmation.
All inspections are to be made by the buyer prior to auction close. Property is not being sold subject to inspections, appraisal, loan approval, survey, or other contingencies not listed in purchase contract. The seller is not responsible for any of the buyer’s loan or closing costs.

AUCTION END TIMES: All auctions are timed events and are subject to auto-extend. Online Auctions have an auto-extend feature of 5 minutes. For any bid placed in the final 5 minutes of an auction, the auction ending time will be automatically extended 5 minutes from when the bid was placed. The auto-extend feature remains active until no further bids are received within the 5-minutes. At the close of the auction, all bidders are encouraged to watch the catalog if it goes into extension. All lot(s) will remain open during the extension period. Auctioneer reserves the right to adjust closing times to accommodate live and online bidders.
POSSESSION: Purchaser shall receive possession of the property at closing.
