Real Estate brokers and agents throughout the United States have enjoyed long and profitable partnerships with Roebuck Auctions. Now, Roebuck Auctions, through its new division, Lease for Auction, is broadening those partnership opportunities for you, as the Broker/Agent.
At Lease for Auction's quarterly auctions, we give you, as a licensed broker or agent, the opportunity to earn a net commission of the Lease for Auction Buyer's Premium - typically 2% of the winning bid. If your client wins the bid the client must abide by the Terms and Conditions of Sale, and successfully close on the property.
Becoming a Lessee or Buyer's Broker/Agent and collecting commissions, requires just 4 simple steps.
- Register the client 48 hours prior to auction.
- Inspect the property with the client prior to the auction.
- Review all disclosures and auction Terms and Conditions of Sale with the client.
- Attend the auction and sign-in with Roebuck Auctions.
- Your pre-registered client
- Copy of your submitted Lessee or Buyer Broker Registration Form
- Completed Broker/Agent Participation Agreement
- A copy of your valid real estate license for the state in which the property is located
- It is recommended that you secure from your client a pre-auction opening bid and provide that to Lease for Roebuck Auctions in advance of the start of the auction.
To register a client, you must fully complete and submit the Lessee or Buyer/Broker Registration Form. This can be done online at www.RoebuckAuctions.com. Submit the form online, or via hardcopy to the Roebuck Auctions office located at 4932 Park Avenue, Memphis, Tennessee, 38119, or fax 901-761-6027. The Lease for Auction registration form must be received in the office at least 48 hours prior to the lease auction in order for you to receive commission on the sale.
All registrations accepted will be acknowledged via e-mail or by phone.
BROKER/AGENT REGISTRATION WILL NOT BE PERMITTED ON THE DAY OF THE AUCTION. REGISTRATIONS WILL NOT BE ACCEPTED BY PHONE OR IN WRITING ON AUCTION DAY.
Your client must be the winning bidder and must pay and close on the property as outlined in the Terms and Conditions of Sale. Commissions are based on the net Buyer's Premium earned by Roebuck Auctions.
Buyers and lessees are solely responsible for examining and evaluating the properties. You must inspect the property with your clients and perform due diligence prior to bidding.
Leases sold at auction are purchased in "As-Is" condition for fair market value, using a competitive bidding process. "As-Is" properties are sold or leased without warranties as to the condition and/or fitness of the properties for a particular use. All leases sold are free and clear of all liens and with good, marketable title.
You must review the Real Estate Purchase or Lease Agreement (earnest money contract), amendments, disclosures, title commitments, etc. with your client. All documentation will be provided by the seller.
These documents cannot and will not be altered, amended or modified by Broker/Agent, Buyer, or Leasee. Broker/Agents will be required to sign the Bidder Acknowledgement, Deposit Receipt, and Real Estate Purchase Agreement along with their clients.
You must accompany clients to the lease auction and stay with them during the contracting process. Please allow ample time to sign-in at the auction site on auction day.
On Auction Day Broker/Buyers should bring:
You must submit a separate Lessee or Buyer Broker Registration Form for every client you represent at each quarterly Least for Auction sale.
If have not met all of these requirements, you will not receive your commission, even if your client purchases a property.
You are not allowed to bid online on behalf of your client. If your client bids online and is the winning bidder, you will not receive a commission
All Buyer/Broker program rules will be adhered to without exception.
