The following are Terms and Conditions of the Auctions.  Please review and if there is any item that you do not understand, please see one of our Auction staff members.


In order to bid at the auction, you must pre-register by Thursday, May 14. Stop by the main office at Island Reserve to pick up a registration form or call us at 850-654-6000.  To complete the registration process, you must bring a cashier’s check made payable to yourself in the amount of $10,000 to the auction. NOTE: You will need to bring a cashier’s check for each unit for which you intend to bid.

100 units will be sold Absolute- Regardless of Price!  The remainder will be sold subject to the seller confirming the sale.  The seller will be available at the auction to approve bids.

Auction Day: If you pre-registered for the auction, you can pick up your bidder’s information package and paddle number the day of the auction from 9:00 am to 11:00 am.

A 10% Buyer’s Premium will be added to your bid to determine the total purchase price.

The high bidder(s) will pay a ten percent (10%) deposit, your cashier’s check will be part of your bid deposit, and sign the sales contract today. The contract form is in your bidder’s package for you to review beforehand. The closing will be within the next 30 days.

Online Bidding: For those who cannot attend the auction in person, online bidding will be provided.  Anyone wishing to bid online, must register as an online bidder with their $10,000 deposit no later than Tuesday, May 12.  A twelve percent (12%) buyer’s premium will be added to the high bids to determine the total purchase price.

Title insurance is available at the expense of the Purchaser. Taxes will be prorated as of the closing date, and the buyer will pay all closing costs.

All property is being sold today “As Is / Where Is”.  The only guarantee from the seller is a valid, good and marketable title to the property.  Neither the seller nor Roebuck Auctions or any of its employees are giving any warranties other than the seller’s title warranty. The property is being sold subject to all easements, covenants, conditions, zoning, and any other existing matters.
