What are the advantages of selling property at the Roebuck Auction Center?

Simply put - The Auction Center allows buyers and sellers unique opportunities not typically part of more traditional sales methods.

The Roebuck Auction Center, one of our most powerful marketing tools, gives buyers and sellers a distinctive edge in purchasing and marketing their properties. We own and operate one of the nation’s only full-service, multi-media equipped auction galleries. This setting allows us to optimize all of the benefits inherent to the auction method of marketing. The 150-plus-seat Auction Center contains a large, high definition screen, for use during auctions and enables us to professionally present a number of properties for sale at one time.

Clearly, this benefits both buyers and sellers. On auction days, usually the first Thursday of each month, our Auction Center is a hotbed of activity, when buyers and sellers, who vie for properties made highly visible using the auction method of marketing, converge. Each property presented in the monthly multiple property auctions receives maximum exposure and all the sellers benefit from the shared marketing budget.

Bidders enjoy the convenience of being able to review and bid on several properties at the one auction. Our Auction Center makes this possible.

First, our unique auction center allows us to satisfy a number of The Auctioneer's Ten Commandments:

  • Thou Shalt Provide Good Service —
"Good service is the hallmark of a good auction.  No customer should suffer inconvenience or insufficient service. Our staff works as a team to insure your satisfaction."

Our auction center maximizes convenience for buyers and sellers alike, and is an environment which fosters superlative customer service.

  • Thou Shalt Treat Absentee Bidders Fairly —
"An absentee bidder should be treated fairly and given special consideration. Absentee bidders should be on even footing with bidders present at the auction."

In today's world, technology is always advancing at break-neck speeds. At Roebuck Auctions, we don't strive to keep up.  Our goal is to set the curve for the industry, and with our auction center, we are able to do just that.  Bidders are able to participate in the auction via Internet bidding, which allows "real-time, no-delay" participation and bidding from anywhere in the world.  While conducting an auction an our auction center, we have instantaneous access to phone, fax, e-mail, the Internet, and any other means of technologically-based communication which might be employed by an absentee bidder.  This convenience allows us to provide the same level of premium service to our bidders who are not able to attend the auction in person.

  • Thou Shalt Conduct an Efficient Sale —
"Auctioneers, bidders, and sellers all have more to do than time to do it in. An efficient bid helps everyone make the most of their time. An auctioneer can guarantee an efficient sale by being well-prepared and well-organized. Our 30 years of experience has taught us how to make things go as smoothly as possible."

Our in-house auction center is the very embodiment of auction efficiency.  Many buyers and sellers can be brought together at one time, in one central location.  Many different properties, each in a completely different geographical area, can be auctioned at once, while being presented to, and bid on by, the maximum number of bidders.

  • Thou Shalt Provide Comfort —
"A comfortable audience is a must for a successful auction. The auctioneer should provide all he can to guarantee the comfort of his audience. People are much more likely to buy if they are relaxed. Whether it is an event in our auction center or on-site, we try to provide comfortable seating, concessions or complimentary hors d'oeuvres. One thing you can be assured of is that at every auction our friendly staff is ready to answer any questions and alleviate any fears."

Instead of being forced to stand uncomfortably at an on-site auction, while having the opportunity to bid on only one property, all bidders can enjoy the comfort and amenities of our in-house auction center, while also enjoying the opportunity to bid on numerous properties at one auction.

  • Thou Shalt Be Professional —
"A professional auctioneer dresses like a professional and more importantly acts like a professional. The auctioneer should be in control, be respectful of everyone, know his business, and always be honest personally and professionally."

Conducting auctions in our auction center allows us to eliminate all of the uncertainties and uncontrollable, unpredictable variables which can plague an on-site auction.

Now, let us examine many of the specific advantages experienced by both the buyer and the seller through the use of our auction center.

  • An auction brings all prospective buyers together at one time, in one place to compete for the property being sold.

In reality, sellers experience a multiplier effect, if you will, possible only through the use of our in-house auction center.  Although certain bidders may attend an auction intending to look at only one particular property, they will be presented with multiple properties, some of which they will surely be interested in.  This sort of "cross-selling" is simply impossible to achieve when selling properties through an on-site auction.

By the same token, buyers experience a similar "multiplier effect".  By virtue of the fact that there are numerous properties being sold in the same auction, buyers have the opportunity to bid on many properties at once, that would otherwise be impossible to see at one time.

  • Through open competitive bidding the seller will receive the highest offers available in the market.

Having the maximum number of bidders in place assures the seller of receiving the highest possible selling price for their property. Our auction center assures the seller of this critical benefit.

  • Auctions transform negotiating into competitive bidding.

Maximizing the number of bidders at an auction results in maximizing the competitiveness of the bidding. This, once again, is a benefit experienced only through the use of our in-house auction center.

Simply put, our auction center is unique.  It is one of only a few operating in the country, and is a sure-fire way to provide both buyers and sellers with every possible advantage associated with auctioning.  We hope to see you at our next auction here at the Roebuck Auction Center!
